Hmm. I cashed all mine in immediately post brexit and bought gold.

I made about 200 quid and bought 'cheap' gold that increased in price as you know.

But hmm. I'm not too happy about it. I'm a believer in property and I think I got scared. Silly really.

I haven't put any money in in a while.  The older property's seemed to have increased quite a bit.  I think I'll just sit on em until the 5yrs is up and see what happens.

I also have an investment in Property Partner and have had for a while, I had enough for the deposit for a 'very cheap' BTL here 'up north' however that would be a single property and a single tenant which I decided would not only be alot of work and hassle but would also be too risky, not to mention teh planned tax changes etc!

So I drip fed the equivalent of the deposit into PP over a year and across a range of properties, most investments are 'down south' where house prices do actually go up and it is all dead easy on-line. The monthly 'rental' is a 'dividend' so no tax to pay and this was invested straight away to top up a holding in one property at 4.09%. I intend to hold for the long-term and would invest much more if I had it - there are two coins at different European auctions this month that may mean no more PP for this year:lol:

Alright guys, just seen this. Had a little look online and thinking of getting involved. Loke yourselves will only be able to invest £50 hear and there.

If you dont mind me asking what are the returns like on £50? Is it worth it or will i get 5p a month back

I started with £100 a month but it is surprising how quickly this builds up? The last few months money has gone on coins rather than PP!

There is a 2% cost for buying on the primary market and 2.5% cost for the secondary market so it may take 6 to 12 months to recover these costs depending on the yield of the property but if you are holding long term this isn't a problem. Overall my annual return is about 3.7%, tax free, with basically no effort at all.

It is also very easy to sell on the secondary market if you need the money or decide it is not for you.

The purchased the block of 9 units for 850k and i think that's is pretty good

The rentals are on Rightmove.

£625-725 for a two bed flat 
£550 for a one bed flat

a price range seems to be in that pricerange for this type of (new) build in that area

The quality build looks ok (not a big fan of electric heating)

The fundementals are there:

  • The properties are next to Warrinton train station, so good for commuters... but the properties are next to rail road. (Noise issues?)
  • There supermarkets and shops around and a hospital nearby.
  • it looks like that the property is situated in a commercial area and it looks the area going to be redeveloped, I assume into residential area in the future, which can be a good thing for long term developments).
  • I had a wander around through google map and this is a 2016 google maps image a block away from the back the properties....

So I think it's in a good commuter location.... but can they be filled at those rental price. (must look into that deeper).

My current questions that come into play; will there be lots construction noise in the near future and what's the train noise like? But am sure PP have already concidered and factored in these question?

As a fan of Property Partner the current offerings are the sort of thing I am looking for and I will be diverting the coin/grading fees money to these for the next few months. The 5% offer for 2 years certainly helps with the 2% fee! The 5% offer this time last year has just been paid which was a nice surprise as I had forgotten about it.

I am just trying to guess how much over subscribed they are going to be as you only got about 25% on the last one.

Although my investment is way below what would be a typical BTL deposit it is creeping up all the time and every little helps?

I don't know anything about buy to let property but I can imagine it would be very lucrative.  You might wanna check tax laws tho as I'm sure the government changed them last year for landlords.

Property partner on the other hand I've been in for about 2yrs.  It's pretty much the same as buy to let without the hassle of having to find tenants etc.  

You can invest as little as 50 quid in numourus different properties.  The rent money is divided between however many people have shares and payed in a monthly dividend. The properties are revalued every quarter so the value of your initial investment goes up or down depending on the market.  

Im not heavily invested.  I've got just over a grand in there that has accumulated over time.  I'm about 130 up over 2yrs on what I've put in.  Better than a bank that's for sure!!! I've never sold any shares but a few forum members have and I don't think they had any problems.

If you do decide to invest in property partner get a referral from a member as both you and the person that refers you get I think it's a 100 quid free.
