I was just looking through my PP account and i had some change in my account, so i thought i would just try and buy three shares in anything just to see if i could use it,rather than it just sit there and it worked.I thought you could only buy shares from £50 and above investment lumps.

I also funded my account (£200.00) in readiness for weds geared property....I felt a bit peeved when I read about the £250 minimum, I went for another property in the end.

I came close to withdrawing it again and buying a sovereign!

New property available to pre-fund at minimum of £250 this week. Been in contact with PP, to ask if this will be a permanent feature, although they won't say, I get the feeling they are getting more positive feedback than negative feedback on this new feature. Although they may have an issue in the future if the properties become oversubscribed, with people putting in higher and higher pre-fund amounts in order to get the amount they want. We'll see how this develops.

Anyway, they have promised this time, that on Monday, before they put the property on the open market on Tuesday, they will let everyone know how much has been pre-funded and how much will be available on the open market.

Well today's property was sold out in about 2mins.  I managed to get some for my daughters account but by the time I'd signed out and signed back in with my account they where all gone ?.

I missed the opportunity to pre-fund the property as I was away for Xmas. Came back last night.

However I managed to get what I wanted when it went live this afternoon. With a much better dividend yield than most properties to date (more than double some properties), and the block bought at a 17% discount iirc, I didn't want to miss this one. I actually bought much more of this one than I normally do with the new properties..

I feel 2016 is going to be rocky and i want some more hard assets.

Although the last two properties have not sold out yet, (probably because we have been treated to a run of good investments, and these are not quite as good as those), PP have given an added incentive to anyone investing in the  Hastings or London properties.

Hastings

Double Dividend

All investments in this property are eligible for our Double Dividend promotion. Investors will receive an additional cashback payment to match their monthly Dividend payment every month for 12 months*. This will result in an effective income of 6.02% for the first 12 months. All investments in this property will count towards the promotion automatically – there’s no need to opt-in or use a bonus code.

London

Double Dividend

All investments in this property are eligible for our Double Dividend promotion. Investors will receive an additional cashback payment to match their monthly Dividend payment every month for 12 months*. This will result in an effective income of 4.40% for the first 12 months. All investments in this property will count towards the promotion automatically – there’s no need to opt-in or use a bonus code.

I can't explain it, but I felt the need to sell.

I sold some of my shares this week. Can't complain, I netted £170 in capital gains.

Did/does anyone else feel a lack of confidence too?

For the record, £1720 of shares sold at a profit within a week. Maybe I've made a mistake.

Sure, it's nice to hold it in your hand.

What worries me is that it returned what it promised (10%) over the year.

Maybe I was too hasty? I need an economist!

I've slowed my investments for some time now since nearly all new properties are now geared.  They're going for high value properties which are being backed by mortgages which means that investors are sacrificing dividend yields to pay for the interest.  At the end of the fixed term the the property will either be re-mortgaged or sold off which will causes headaches if interest rates are up or if there is no capital growth (even negative) in the property.  They should have kept with the lower value properties which could be wholly financed by the investors.  I think this is the reason as to why some of the later properties are having difficulty being funded as investors don't want mortgage exposure.  It wasn't so bad when it was the odd one here and there but now almost every one is geared.

Thanks @morezone

Something didn't feel right and I think you've explained it wonderfully.

Some properties were really close to being unfunded, I wonder if PP had to step in after all.

Still, it's a good platform and I'll keep an interest.
